Certified Letter - Garretto - 08-24-2008

The county of Hawaii sent me a certified letter. I can't get it until tomorrow and it's driving me nuts as to why... I bought property there in April. I'm still trying to sell my house mainland so I'm not in Puna yet. Anyone know why they'd send me a certified letter?

It's unlikely the property tax if you bought your land from a reputable realtor.Mine was paid in advance,at the time of purchase,the same about HOA fees.

The grant deed comes from the Recorder's Office in Honolulu, not from the County of Hawai'i. It's a state office.

Doesn't it say what department it's from at all?

Nah, I just got the notice I need to go pick it up. I guess I'll find out in the morning.

The only certified letter I got since I bought our land was the deed. All the tax bills come regular mail.

It turned out to be nothing. I challenged my property tax rate months ago and settled it. The letter was to inform me of the court date, for the hearing, but also said I didn't need to attend since it was settled. Must be some kind of legalese...

Garetto,is anything you can tell us about challenging a property tax?
You don't have to talk about your personal case,just in general-like what are the possible cases ..

If you call the tax office in Hilo they will explain your right to challenge.

Most common grounds would be you prove they've assessed it over the market value. In the past this was hard to do as the assessments were well under value. Check your assessed value. www.hawaiipropertytax.com

Other reasons might have to do with exemptions or just incorrect data that they might have on the property ...
