Property Insurance - losfelizguy - 08-04-2008 Aloha everyone.....I purchased property in Ainaloa and was wondering if it's necessary to get insurance for an empty lot. If insurance was available the deductible would have been real close to actual cost. ALL trees coming down really soon! RE: Property Insurance - EightFingers - 08-05-2008 You will need to get an umbrella liability policy. (You can check your home-owners policy and see if coverage extends to vacant land.) This will cover your defense costs if someone gets hurt on your land. Putting up a fence does not guarantee protection - anyone can climb over a fence and even get hurt in the process!. Anyone can sue anyone for anything - and you will have to pay to defend yourself in court. <still dreaming of tort reform where the loser pays all costs>. You CANNOT insure land itself. I have heard of insurance to protect the USE of the land, ie: something rendering the land unusable for crops, etc. RE: Property Insurance - losfelizguy - 08-06-2008 I've contacted my neighbors in writing and see where it goes. They had good intentions but still don't want them onto my property with out my permission and take any chances of them getting hurt. It covers my Big Island property as long as there is no structure on it (vacant). RE: Property Insurance - MarkP - 08-06-2008 Everyone has "No Trespassing" signs. I resisted because it looks so chicken***t but finally gave in and posted my property. I am told that it helps you legally after someone comes on your property and does something without your permission.
