kapoho Vacationland - lavalinda - 06-26-2010 Does anyone on the forum live in Vacationland. I have some friends interested in maybe buying property there. They cannot seem to find out if there are CCR's and if there are dues other than road maintance. They know it is Lava 2 and they will probably need flood insurance. My friends have rented vacation houses there several and liked the area. Any insight would be much appreciated! There is also info on this site: http://vhca.info/ We just purchased insurance and it run just about $2K for the year. There is a unfilled unworking pool on our lot so it narrowed down the companies to two. Flood insurance is only required if they are in the FEMA flood zone which is actually not that much of Vacationland. We are at about a 15-16-17' elevation (depends where on the lot you stand! haha). If you email a TMK # - I can look it up or again ask the realtor. The other person who posts often is Obie and his wife Betty is a realtor. There is also someone else is just building down here (Tom ? maybe). There are now 7 houses on the market (past the mailboxes) - most of the pricing seems good. Kapoho Cat are you familiar with the house on 14-4909 Kahiloli Place( PARID: 140680760000 ) on the market for $264,500 it is bank repo. I think according to the flood map it is in the flood zone. This is the one they are interested in. The agent who has the listing is in Kona and does not know much about it. We are all on the main land at the present and we are just trying to see if it is worth a trip up to look at it. The pics on the Hawaii info are not they way it really looks now...the agent put pics on line from when the people lived there and had it for sale!! Mahalo for your words of wisdom! I do wonder what the house looks like now that its been foreclosed on. It used to be a very pretty place. That is not practical nor realistic. I think that the buyer would be wise to use a buyers agent or at least a local agent to represent them, rather than dealing with the listing agent. Our current home is at an 11' elevation at grade level - about 600 ft back from ocean. None of the storm surges have affected us back this far. We did get to take the big truck down Waiopae though and it was fairly flooded back to Kapoho Kai corner nearly. The kaheka/waiopae corner only flooded back to a little beyond the white house that is nearly flooded at a normal high tide. The kahonua/waiopae corner was not even close to water. So you can tell the subdivision tilts elevation wise north/south and east/west. With the NNW corner being about the highest part (near Obie's house actually). |
