We are renting in Leilani, and thinking of buying in Fern Forest. We've looked at a few different areas, and already being residents helps for sure. We've driven up there several times, where weather was different each time and tried to get a feel for it. We looked a property in Orchidland, but the unpermitted jalopy-like structures made the financing impossible. Leilani is pretty, but wow, so many restrictive CC&Rs that we don't like -- can't have a bonfire on your own land, for instance.

Yep, John Rabi, the problem is that I grew up with a Realtor for a mother (and a mortgage banker for a father) so a lot of the terminology I picked up on the mainland a long long time ago, like when I was five.

Not all of Leilani has covenants. All of plat 11, most of plat 12, parts of plats 13, 25, 41 and 42 have no restrictions. Many of my neighbors have chickens, some have ducks, geese, goats, sheep, pigs, etc.
