I think it all it takes to be considered a "substandard" subdivision is lack of county water.

Kopua is between Eden Roc and Fern Forest. Its the only subdivision with 20 acre lots. I own a lot there which I bought in 2004. The initial prices for the lots back in 2000 were $24,000. The most recent purchase was for $247,000. No water, no electric, nice dirt road and very remote if you like remote.

what a price jump! But I guess all the subdivisions have gone up considerably since the late 70's early 80's,right?

My single daughter is considering buying a house in Aloha Estates. It would be at the beginning of the subdivision. Would this be safe for a single woman? She plans to move to Hawaii in about two years but would like to buy now.

I personally wouldn't live in Aloha Estates. Maybe its improving and someone that lives there can show me the error of my ways, but when I've been up there, I've been very concerned.

I guess that means we still could be neighbors John, but somewhere else. Smile I personally wouldn't live there either. Several years ago one of my clients asked me to sell his two lots there. I drove into the subdivision and turned around without even putting my signs up there after one of the locals "advised" me to get out of the subdivision. Even if it changed since then, I don't think it changed THAT much.
