The soft wash includes a pre-application of a chemical that allows the roof to be cleaned without high pressure to protect the paint and then ascorbic acid afterwards to neutralize it. They weren't trying to steer us towards one or the other saying it was personal preference other than saying the hard wash would be required before repainting but that doesn't apply to our situation. The roof is 15 years old and other than being dirty looks almost brand new so I'm thinking its probably better to try not to punish the paint, but I don't know if the soft wash is required and it costs twice as much. They did say the soft wash would make the roof more slippery when they were done. I don't know if that's a good thing or a bad thing for the roof but I don't plan to throw a party up there. The algaecide we use is Sodium Hypochlorite the active ingredent is similar to bleach. Application process ensures minimal oxidation is disturbed and paint does not get removed. Since little no no oxidation is disturbted there might be footsteps left where our footware rubbed. Heavily soiled areas may need the use of a soft tipped brush to agitate the mix. RE: how do you clean your steel roof? - ChunksterK - 11-20-2024 The Frau and I have in the past few years had procedures roughly equivalent to both options you mention done by an independent handyman. In both cases, he charged about 40 to 50% less than you were quoted. To be fair, he did NOT uise an algaecide the time he did the more extensive version, but he did replace all the nails on our roof with screws and gaskets which we paid for separately. We get this done more often than some because Frau Chunkster hates the unsighly gunk that settles on the roof from our unpaved road. The price seems reasonable and the claim that they are using lower water pressure in this option as well as the "soft" cleaning, makes me think this is the way to go. (my roof has full sun - no mold, etc. so I wouldn't be looking for the extra's) Mine is 4 years old and right at 3k SF including a portico so I imagine my price would be $$$$. I'll put it on my list to call for a quote. Interested in the results you get. |
