I agree in that I never let my buyers close without one. In the rare event that they don't want one I have a little form that I include to the closing that says they were warned, by me, that I ask them to sign. I usually try to negotiate the cost of Termite Inspectiion & Home warranty in the contract. But the buyer generally pays for the physical Inspection. As an inspector, I again warn them in writing. If I spot conducive areas or active infestation I really get after them to have one. I have two termite inspectors that are good and trustworthy (they don't find termites every time they show up). Is the termite inspection part of the physical inspection? BTW.. the reason i posted about inspectiions etc.. here, was to let people know that termites are a major problem anywhere that there is a minimal freeze line, which of course is the case in HI.
