RE: ALWAY Survey - John S. Rabi - 08-12-2007 I have clients who have done that in both HPP and Leilani Estates, it's a fairly easy process. However, as far as your homeowner association is concerned, you still have to pay your dues on two lots. Aloha, John S. It is good to have this option available. When you merge a couple of HPP lots, do you end up with an single TMK for a two-acre lot? RE: ALWAY Survey - John S. Rabi - 08-13-2007 Yes, it will be a two-acre lot with a single TMK. It will be assessed byt the County as a two acre lot too. Aloha, John S. I am surprised the County is willing to do this. In most places they do not want to reduce the potential stock of housing, which is what a reduction in lots could conceivably do. Then again, most counties are not growing new land every day! RE: ALWAY Survey - Bob Orts - 08-20-2007 So, am I to understand that it is not a requirement of property sales in HI to provide a certified survey to the seller? Has it been an issue were buyers (use to getting a survey) expects or demands one? RE: ALWAY Survey - Genxor - 08-20-2007 No Bob. I have never lived in state that requires the seller to provide a survey. Does your current state require that ? Many times you do run across a seller here that will not perform a survey. RE: ALWAY Survey - John S. Rabi - 08-20-2007 It's not a requirement but every Buyer should get at least the staking of the property, and in many cases, a survey of the property. Talk to your real estate agent representing you which one you should get. Aloha, John S. Rabi, ABR,CM,CRB,FHS,RB http://www.JohnRabi.com Typically Tropical Properties "The Next Level of Service!" RE: ALWAY Survey - emorata - 08-22-2007 does anyone have a contact person for a pin finder? do they usually clear an area on the border to the end pins so you can visually see the sides/back of the property as part of the costs....i've seen this done on some vacant properties and would like to have the same thing done. thanks in advance noel RE: ALWAY Survey - John S. Rabi - 08-22-2007 They ususally cut a trail to the end on one side of the preoperty and cut another one across to the other back pin. However, if you plan to build don't waste your money on a pinfinder, the mortgage company will not accept a pinfinder for the construction loan. Aloha, John S.
