RE: House plans designed for future expansion - hpp4me - 03-18-2009 Menehune, I'll try to check it out the next time I'm on the island. thanks! RE: House plans designed for future expansion - Christopher16 - 03-22-2009 Aloha! Have you thought about pre-fab houses that are specifically designed for future expansion? A 700 sq ft house now ranges between $120-$150 per sq ft...... email me if you want more info: preftreat@earthlinknet Chris quote: christopher naylor RE: House plans designed for future expansion - hpp4me - 03-23-2009 Thanks, Christopher. I appreciate your comment but prefab won't work for our purposes. We are intent on having a home built with Castleblock type materials (no wood) so unless you use these materials the prefab approach won't work for us. Truthfully, I have not been impressed with the look of most prefab houses. I know that the industry has improved a lot, but what I've seen to date has not impressed me. RE: House plans designed for future expansion - Kapohocat - 03-23-2009 I agree to size your septic for the additional size not the current size. Rob hasn't weighed in here on this - roof lines would that keep it from that ugly "addition" look where someone slaps on a room and the roof line clashes. Additions that have split pitch roofs sometimes have that look - and also create problems with drainage where the pitch is way way to steep on one and not steep enough on the lower. The engineering for the second floor would come into play now (again Rob?) so that you don't build then rip out to rebuild. Where the ridge of the roof is would be important in an remodel/addition to an existing structure to make it not look tacked on. Can you have your drafts person give you a rendering of a phase 1 and phase 2 so you can see what it might look like and what structure you need to begin with? RE: House plans designed for future expansion - hpp4me - 03-25-2009 These are great comments, Catherine! I agree that it would be best to have a plan for expansion drafted from the start. RE: House plans designed for future expansion - gtill - 03-25-2009 I wonder if a smaller starter home could be built in a CCR subdivision like Nanawale. A 900SF house(plans for and septic sized for, mabe a full sized slab)could be 1/2 built on permit one (450sf) the rest to be finished later. |
