Switch out the lights she uses most to compact fluorescents, they will pay for themselves, even do all her lights if you can afford it. You will see a difference in your bills right away.

we did this, but the one in the hallway that she keeps on for HOURS, is on a three way switch. if i recall, you have to get the CFLs that are made for that. apparently (i haven't looked in awhile) they are quite expensive?
damon, if you only knew what i'd like to do with those bricks?!!! actually, we do have people peeing on our hollow tile wall when our neighbor has his weekly parties.

we had the same issue with the hall light. i put in a new switch with a motion sensor on it in our 4 plex. works great.

john, yes we are more than likely going to do that before we start building on the big island.

so tuesday she went somewhere and left the dining room light on for HOURS. normally when she does this, i go in and turn it off and leave her a note. this time, i just left it. when her rent goes up and/or the new meter is installed, hopefully the LIGHTS will turn on?! i mean in her brain?!

Careful, I'm not sure about your tenant situation. But, I do believe that tenant has every right to have that light on even when they aren't home (yeah that sucks). That tenant also has privacy rights...that you may be infringing. [

Sub meter and panel - less than $200. We sub meter our tenants at the boat slips we rent out, install them ourselves. I have seen regulation sub meters for less than $50 another $100 for a panel to accommodate it
keeps the tenants honest - grin
