I would argue that land in Puna is no longer cheap.  Prices have skyrocketed in the last few years.

"Cheap" is relative.  The people moving here for the "cheap" land were priced out of some other market where prices have risen faster.   Every time I buy something at a store or restaurant, it's painfully obvious how much the price of everything has risen.
