RE: building costs - Kapohocat - 05-18-2010 quote: I do not agree that it is just "welcome to Hawaii". In So Cal a few years ago, contractors were being pulled in from many areas of California. They did charge a premium for travel specifically because they had areas previously that they could comfortably work and still make some money in but being asked to bid homes in San Diego when it was 3 hrs from home incurred costs in their bid. I think it is better to see the "travel cost" line item than just assume their price is per SF higher. That situation has probably changed with a 12% unemployment rate, and since Florida has a high unemployment rate it is probably changed travel costing too. Do you make $10/hr because it is all you can get, or wait for when you can get the $25 you are worth, and do honey do projects at home till then? How many of you web designers would be offended if I asked you to design a full on web page with all the bells and whistles for $100 because gee you dont have to travel at all? Do you go get a bid from your doctors on procedures? (Now thats one I'd for sure LIKE to see!! haha) -Cat RE: building costs - Bullwinkle - 05-18-2010 the welcome too... was not specifically directed at Hawaii - loose typing - sorry How about "welcome to contracting" or " job costing..." the term i was taught. How ever its done - one needs to come up with an "apples to apples" number for the client RE: building costs - oink - 05-20-2010 quote: There is that "supply and demand" thingy that affects "worth". Pua`a S. FL Big Islander to be. RE: building costs - Rob Tucker - 05-20-2010 Another formula which affects a lot of things is: Is your time cheaper than your money or your money cheaper than your time? RE: building costs - Guest - 05-20-2010 I RE: building costs - Bullwinkle - 05-20-2010 must be a nice house .... congrats The only factor I had issues with was grading - I put way more in the lot prep - then the calculator allows. In my case the actual construction costs close enough to the calculator that id use it again - the online version much easier (and cheaper) than the book. RE: building costs - DanielP - 05-20-2010 Mauka, The problem with the building process is that designers (and owners) often have no idea how to design to a budget. Finding a good "design/build" contractor is a good choice. Dan |
