Land classification and land zoning are different. The zoning will determine what you can build there since it is handled by the County and not the State. I have never ever heard of an "ohana" being permitted on AD-zoned land. Only "Agricultural Dwelling" can be built on AG-zoned land.

regarding land use / land classification / zoning - in HB specifically - if you have a lot over 10,000 sf you are allowed to apply for an "ohana dwelling" permit. It takes some work as you have to notify neighbors within 300' that you are applying and you need to add 2 parking spaces for the "ohana" and a few other things As the planning dept rep told me yesterday - land use and land classification are not in sync.

This happens to be specific to HB, not HPP or Leilani or some of the other subdivisions. I didnt ask about HSRE, or HS.

I wonder what makes HB special? Now I am even more curious! I have been involved with several additional buildings on AG-zoned land as well as AG CPR process and we could not even get one ohana permit anywhere. Thanks for the link Catz.
