The whole PCDP was a rope-a-dope. You need 5 votes on the council to get whatever you want, everything else is a waste of time

I respectfully disagree.

It wouldn't beat aesthetic retail venues in Pahoa.

I realize there is limited space available; but this is the problem to work on by getting involved.......not just putting up minit-marts on the road to Hilo.

You guys don't seem to grasp the concept of "planned development"; just "I don't have time for that" and snivel about the results.

All development is predicated on the availability of land which can be developed.

Planned development is a system under which certain landowners are given the possibility of development while others are not. This creates an artificial scarcity which puts development beyond the reach of some businesses.

There are certainly other (and perhaps "more appropriate") places for Puna Feed to build a new store -- that doesn't mean they are available or affordable.

Puna Feed is being priced out of Puna. We will, however, get some more coffee places and fast-food chains. How very "agricultural".

I agree with everything you say Kalakoa; So my response is "what are we doing about it"

Strip malls to Ke'eau and back are as short sighted as our substandard subdivisions.

Strip malls would provide accessible shopping and jobs. Competitive pricing from businesses that don't have to pay several thousand in rent every month. Sure we don't want them everywhere, but I don't think they are objectively bad either. It's not like driving through miles of scrub brush and dilapidated homes is that scenic...

Our economy is too small to have such overbearing restrictions.

Just drove by there and they are filling in the gully that they said would be too expensive. This will give them access to Pahoa village road.

If they can pull that off that would be great. They would still have high traffic visibility and feed and seed customers will find them.

Akeakamai Loop is a private road.... hopefully they could invest in improvements between their site and Pahoa Village Road.

A business will open where it can afford the rent. If this means we get art galleries and ice-cream shoppes instead of ag supplies, then that's just the magical power of a free-market economy.
