I've driven some subdivisions finally - VancouverIslander - 04-06-2012
Ok, so here I am thinking I know what's what (and undoubtedly mistaken) having freshly taken a tour of FA, ER, HA, HPP, Ainaloa and a bit more looking at houses. ER was nicer than I envisioned. The general feel I got was pretty good. One house I looked at had a nice big Honda generator sitting in plain view of anyone walking up the drive and so far nobody has apparently stolen it (I have pretty low standards, huh?) In HA by comparison I don't think any house we looked at was untouched by thieves/vandals - even the one with a 200' driveway so overgrown you could barely walk to it. Missing catchment pumps and the like were common, but often you'd see missing sinks and more. And don't even get me started on the roads - they are mostly awful with the exception of 8 road. It's funny though, as I was told but can't appreciate until it's been seen, every subdivision has it's good and bad parts. Overall, however, Puna has such fabulous diversity, from towering Albezias that look like they could crush an entire block of houses to the tree ferns of upper Puna. A whole lot to absorb. I'll have questions later if it's ok, but for now I have to make our boys some food.

There's a place in Ainaloa currently on our extremely short list - and one in Eden Roc. HPP had some nice places, but none quite had the 'value' these two do right now. Very nice roads in HPP, though, many paved and the dirt roads were great. In Ainaloa the paved roads were great but the dirt roads on the other side were a bit sketchy. One thing that struck me, though, is that everywhere we went we found very nice friendly people. In some areas they were a bit stand offish until they realized you weren't a Jehovah's witness or tax collector and then very friendly and helpful. I have to learn not to say "do you have a moment to answer some quick questions" and just get to the point.

Nanawale, in the back section (not near the entrance,which is congested))has some great properties and values.

Be sure to check out the private subdivisions' road fees, if any. HPP's is currently up to $262 per year due to the $12 million paving bond. There are mixed opinions as to whether that's a good value or not.

When it was going to get the whole subdivision paved it was a good deal.

Make sure you find out about the area (and neighbors) first when you've found a "value" property. They're cheap for a reason.
