Post and Pier vs. Concrete Slab - wayne_and_polly - 10-15-2005

We are going to build a house in Fern Acres on Hibiscus Street within the next year. Does anyone have an opinion as to which way to go concerete slab or post and pier? So far my price quotes show concrete slab to be a cheaper way to go. What are the advantages and disadvantages of both? Thanks in advance for any advice you can give us.

Do a search and I believe you will find more discussion. Perhaps some on Hilo-web as well. As you found out cost is one difference.
We are building with slab, primary advantage for us is height. Sophie is disabled, possibly wheelchair again in the future.
Advantage - Each entry will only be inches above ground whereas Post and Pier will be 2 feet min and require extensive ramps. This will also be influenced by your topography.
Disadvantage - Requires much more planning for electrical and plumbing as these will be in the slab, more difficult to modify after constuction and potentially a repair problem as opposed to the accessibility of pipes and wires in open post and pier.

Welcome & Aloha!
To me post & pier wins hands down. We are building ours 3 feet off the ground to catch the trade winds, views and less bugs and dampness, Most of all it is easier on your feet & body because the floor gives vs the hardness of concrete. More pluses are storage underneath and ease of making changes to plumbing and electrical systems.
Just my humble opinion.

We are going to build post and pier too because
we think it is more owner builder friendly. We
"should" be starting to build mid december. A home looks more "tropical" on post and pier I think. We are planning to build only 24" up.

I’ve also been trying to decide which would be better – pier and post or slab. Most of the homes folks are building in our area – very close to Kurtistown on the mauka side of Highway 11 – are on a slab. I think the reason is more due to economics and the ground being able to support a slab without extensive prep work.
Oh well! We won’t be able to start building for another 2½ years, so we have time to decide.

Aloha Polly and welcome! We will be building in Eden Roc and will do Post in Pier construction for many of the reasons stated. Mostly bugs and to avoid moisture. My my in-laws build a high end home in Sutter Creek, Amador County, California. Really high end Frank Lloyd Wright type on slab. Well currently 18 months into the project they have water leaks in a gallery for art and in the laundry room. It will require removing the concrete and redoing the piping. Oh and the maple floors will need to be replaced as they have buckled and split. It is quite a shock for them as they had the best of contractors and no expense was spared, and the fix will be expensive and very inconvenient. For me I want my pipes under the flooring and not in the flooring or going over my head. Just a few more ideas to ponder. Mella L

Thanks Mella, and everyone else out there. Lots to think about and give considerable thought to. After all, we'll be living in our homes for a long time. I appreciate all the ideas and help.

We will be building in HPP summer 2007. We will probably go with slab.

We currently live in Arizona on a slab built in 1974. Most homes in AZ are on slabs. Yes occasionaly you hear about a water leak under the slab, but it is not common.

Not sure what it all means. Perhaps construction quality plays a part...
