Unpermitted cabin - maud gonne - 10-12-2013 I realize the 'unpermitted' subject has been aired a lot here on Punatalk, but I have a question coming from a slightly different angle: IF (hypothetically) an inexpensive, unpermitted (and possibly illegal) cabin, less than 600 sq ft & on ag land, were built, and IF it was discovered by the bldg. dept. or zoning authorities, what is the worst thing that could happen? I'm going on the assumption that it would have to be torn down. Or, would there be a fine or worse? Just wondering... Its spelled out in the county code, but very selectively enforced RE: Unpermitted cabin - james weatherford - 10-12-2013 One person reported that when the inspectors came to notify him of the problem of his buildings being unpermitted, he asked, "How uniformly is this law applied." They left and never returned. RE: Unpermitted cabin - kalakoa - 10-12-2013 "It all depends..." and the current system is entirely "complaint-driven". One story I've heard: the inspectors must have had a quota, because they came way up off the pavement to red-tag an "illegal" structure (plainly visible from the road, etc). In the years since, they've never come back, so there you go. RE: Unpermitted cabin - ericlp - 10-12-2013 I kinda question the OP ... Are you just thinking about building something or is it already existing? I guess either way you could have someone draw up some plans for you for the existing structure. If you say it's already (up to code) ... You got three years (so they say) tho, I bet the permits never expire. But anyway. You'll have a permit on file and as long is it's the dimensions (or kinda close) to what you built I doubt there is not much they can do. Basically you have a home that has a permit but not finished yet so it's not finialled. Welcome to Puna! It's pretty easy to draw up plans for what you got or plan to build. The only law you would be breaking if you had a permit for the home and it was not finished would be your not suppose to be living in it. RE: Unpermitted cabin - unknownjulie - 10-13-2013 I think the "inexpensive" part is what I take issue with. Anything you build here ends up being fairly "expensive" and that is the reason that I just went ahead and looked for permitted properties. Even really rustic structures out in the jungle are going for 40 or 50k. And since you basically need cash, or -good credit and a personal loan- then I think that amount of money is better served being put towards a more "conventional" property. If you can do all the work yourself, or have a big family that will basically do it for free- then it becomes a different equation, but I don't have that. You can also spend a little more and get a "nicer unpermitted house" for maybe 70 or 80k, but there again- if you have that kind of money (because you won't get a conventional mortgage for the property -more than likely) then you may as well just spend a bit more and get something that will have less worries. Take your estimated mortgage payment, divide it by 30 (a month) and compare that to the cost of a hotel room of a quality of your choosing. Which deal looks better to you?
