build vs buy - DrWho - 10-12-2013 aloha the market has started to get a bit of a lift recently for house prices. looks like its cheaper to build now than to buy as long as your are your own general contractor. any thoughts ? i own the lot in hpp so im not including that in the build cost. RE: build vs buy - DrWho - 10-13-2013 here is how my estimate breaks down. i am only using a licensed plubmer and electrician. the rest is up to me. estimate is for a 1000sf 2bd, 2ba house with vaulted ceilings... lot - paid for. exterior shell package lumber, doors, windows - $26k interior finish materials - fixures, tub, sinks, cabinets etc - 20k site work, bulldoze - 6k fence - 4k catchment - 3k sspp - already paid electric - 7k plumbing - 8k framing labor - 22k drywall - 3k cest pool - 3k flooring - 3k note: i would do the flooring and interior work except the drywall... haha total cost = 105k. would sombebody please tell me where i can buy a brand new house for 105k in hpp ??? the doc is in... RE: build vs buy - Rob Tucker - 10-13-2013 If you have the skills and time you can definitely do it for $105 psf or less. To me, if you truly do the work yourself, that number seems high. I built a state of the art non-wood home for about $70 psf a few years ago. It does come down to that old formula: Is your time cheaper than your money or is your money cheaper than your time? RE: build vs buy - DanielP - 10-13-2013 I think that you could get a Contractor to do the framing (shell) Labor for less than 22k and stay legal and with less risk. You will have to literally be there- looking over the shoulders of any and all workers, while they build your house. If you have the time and knowledge, then go for it!
