Black Sands Subdivision information please. - MDCustom - 06-17-2015

I am a mainlander who has visited Hawai'i a few times and like a lot of people, have fallen for the Island's charms.

As a pre-retirement plan, I have been looking for a place to buy and rent out until we retire in the future.

Any opinions about the Black Sand Subdivision? We visited the area when we were last there in April. A lot of 'unusual' houses in the area along with some more 'mainstream' options.

Is there much crime in the area? Any other reasons someone would not want to rent in the area? Any suggestions as to what the rental market is like?

I've heard it said that Black Sands has the worst mosquitos of any Puna subdivision.

The mosquitoes of Black Sands are as nice as anywhere in Puna.

I certainly wouldn't want to rent in Black Sands.
It seems to have drawn a larger than normal amount of "bad elements" to it, much like Hawaiian Acres. If you like hearing gunshots during the night, go for it though.

It's mostly old Hippies and Neo-hippies, not really a bad crowd. Many are attracted by the fact they can build anything they want or just camp out. I don't think rentals would do all that great there because you can buy a lot for a couple hundred down and a couple hundred a month and scrap together a cabin of your own. Same thing in Kalapana Vacation lots.

I looked seriously at buying a place to rent out in Black Sands. But after looking at it a couple of times over a couple of years, I decided that it just didn't feel 'comfortable' enough for me to want to send friends and acquaintances there. It seems like Black Sands has just as many "minding my own business" types in it but because they are in a subdivision with relatively small lots it just feels a bit like there is a bit more of a 'kapu' mentality. Maybe its because the place near the one I was considering had some strange looking tents and the occupants seemed to come and go without being seen. Just a bit strange. That said, I bought some car parts from a guy there who was super friendly, so yeah, it's a mix.

If Pahoa had a trailer park it would be at Black Sands. Not that I have anything against trailer parks having lived in one myself, it just has that sort of vibe to it.
