Purchasing land in Nanawale and want to build - Leliu5th - 01-18-2017

Aloha, I am purchasing a lot in Nanawale 8040 sq ft, and want to build a small farm dwelling on it 600sq ft. I have lived in Pahoa 5 yrs and tired of renting and dealing with LL. I want to permit my place so there are no legal hassles in the future. This will be my primary farming residence. I know the first thing I must do after clearing a spot is getting a permit for water catchment and septic correct? Then a building permit with 3 sets of blueprints which I have in simple detail, including roof structure and foundation. I know I need a permit for solar system as well, but will hook up to the grid.

I will be growing food, herbs and flowers on this lot as well.
I want to build this place myself.
Will need to hire and pay for help on things I can't do my self.

Any suggestions/questions as to what to do first on any given subject are greatly appreciated [Smile]
I know I will need a permit for the electrical and plumbing. I can run the electrical, install plumbing fixtures but I understand a ME/MP has to final it (hook up to the main). I had a contractor lined up only to find out I might not be able to trust him.

Nanavale CC&R requires a minimum 896 sf.

This will be my primary farming residence.

County requires a minimum 832 sf for habitation.

I can run the electrical, install plumbing fixtures but I understand a ME/MP has to final it

It will be "difficult" to find a licensed contractor willing to sign off on your work.

Then a building permit with 3 sets of blueprints

Nanavale CC&R says they "need" to review your plans before you apply for a permit.

Any suggestions/questions as to what to do first

Look for a subdivision with less intrusive CC&R...

wow kalakoa is that county sg footage the new code?!?!? my permitted home isn't that, and argus and HPM are still selling their smaller plans. that seems large and i am also surprised nanawale would require that on those small lots.
as far as farm dwellings, i think they require, or used to, a minimum of an acre..

I've lost the cite for 832sf minimum; it may only apply to R zoning.

In any case, the Nanavale CC&R (section II part C, Size) requires 880sf living area "exclusive of the carport or garage".

Generally, the Nanavale CC&Rs attempt to impose "residential" norms over land which is (mostly) zoned "agricultural", which is nice if you're into that kind of thing.

I guess this is why people go Non-permitted

Enforcement is pretty lax if you are more than a half-mile from pavement, way in the back of a spaghetti lot, with a curved driveway and a gate at the road ... and off-grid, because any HELCO requires permits of some kind.

On a tiny lot, everyone can see what you're doing.

Nanavale might be a good place for investment/income property, but I wouldn't live there.

Why not try Blacksands or Kalapana Gardens? Nobody seems to care what the neighbors do there.

Well I tried Black Sands and Kalapana and, know people that are happy there, the prices were double, steep drives, Not paying $10G to be next to noisy area, and it is sketchy! I also spoke with someone who said that if I plan on farming and present my plans to Nanawale HOA they could approve it and they are flexible about the tiny home movement, they said if people would ask we can bend, but when people do it and hide it makes them mad. Property class is Agriculture. So if I put an Ag shed on it Hawaii Code Farm dwellings, as permitted under section 25-5-77(b) and ©. shows that I can have a single farm dwelling to maintain my farm. Any way, I really appreciate the help here, just trying to do it right, so there are no problems. @ Kalakoa I think everyone enjoys a certain area of living environment, I have lived around the island and found a place that is quiet, less traffic. And I have friends that love BS or Kalapana, some people love Ophikao...I happen to feel a good vibe in Nanawale. @leilaniguy The problem with living some place where no one cares what is going on, it draws more people who don't give a crap, it attracts undesirable neighbors in a tent running a generator and I am really tired of living next to the noise.
