New Home Builder HPP - zoos47 - 01-30-2017

Aloha.
My wife and I are planning to buy a lot in Hawaiian Paradise Park and build a small HPM home at the end of the year.

I have emailed a couple builders to begin dialogue and no replies. Wondering if you can give a referral for a new home builder in the HPP area for a HPM 864 sq ft home (1392 w/ carport), grading, septic, etc.

Did you ask HPM for some builders they work with and recommend? When I asked Honsador for information on their packages they sent me great documentation. On the phone they were very helpful and said they had builders who were familiar with their plans, have worked with regularly and could recommended. Of course you would still check their references and such.

I did ask, and HPM supplied a list of builders. Many of the websites were no longer in service. And the builders I contacted have not replied (over a week now).

I assume the 864 sq ft home i plan to have built is not a big enough project for the companies I emailed and they are just not interested / not replying.

Any referrals appreciated.

Welcome to Hawaii. That is just how things go here, from building a house to buying a range (my current peeve) to getting any kind of work done. I hope someone can recommend a builder for you.

note: order your appliances as soon as possible. 4-6 weeks for delivery is standard if you don't want whatever is in stock, which is usually the most expensive lines. Special orders can take several months.
You can't order online from Home Depot, you have to order from the local store. Their website may say something is in stock, but is often wrong.

Building is booming right now and most residential contractors here are somewhat small operations and have plenty of work. My advice would be to be patient if you're just casting about for information. A lot of time in the construction business is spent by professionals just spending time giving out free information so that people can take it and turn it into a couple buck's savings. That means that unless you seem like a real, potential customer, you won't likely be at the very top of the return call list. But I'm betting they'll get there if they're still in business. Give them a couple weeks. If you don't hear, assume the best and give a call back. Good luck!

Did you sit and talk to one of the house planers or did you just call them on the phone. Because the lumber yards and builders probably get a dozen calls a day from dreamers witch are a total waste of time and effort. Go to them with specifics like are you pre approved for a construction loan, where your lot is

Are you using a mainland cell number? I had similar problems but started getting calls backs and answered phones when I got a $15 Tracfone and activated it with an 808 area code.

Andrew is a licensed contractor and an all around good, honest guy.
He has a pretty cool small place almost finished in lower HPP (Maku'u and 4th?) if you want to take a look.
I know him and have seen what he's capable of.

I will be patient and slowly collect pricing.
I plan to visit the BI in May and buy the lot then. And then start building at the end of the year... so I am a little early still, but just trying to get my budget in order.

That is the problem. You are planning. As others noted, local companies get so many dreamer calls, they don't bother to respond. After you have the lot, impress upon them of your urgency in getting the construction started.
