Puna Beach Palisades vs Seaview - bagada - 03-11-2017 Hi, I'm currently looking to buy a lot in Seaview. I noticed a lot for sale in the Subdivision just past Seaview Estates which I think is called Puna Beach Palisades. 1. Does this place have the ability for internet just like Seaview(Aloha broadband)? 2. How would people in the neighborhood feel about a nicer unpermitted structure vs in more relaxed Seaview? I think I tend to like the lusher side of Seaview. I like that there is slightly more vegetation and we have a 4 year old son that would love to have friends nearby and play at the little park. Plus the lots are cheaper. We are very space efficient so space isn't an issue. I prefer a lot next to state land for a little more space. I also body surfed the black sand beach and I loved it. You can not build an accessory structure, even under 120 square feet, if there is not already a permitted residence on the property. Accessory buildings can be built on ag land but may not contain and electrical or plumbing service. RE: Puna Beach Palisades vs Seaview - Rob Tucker - 03-17-2017 hotinhawaii, That is incorrect. There is nothing in the code which requires a permitted structure on the property for an accessory structure. I have been over this thoroughly with both the building department and the planning department. Never take what they tell you verbally as true. Always get it in writing. I once had a conversation about this very thing with Neil Erickson. He explained that an accessory structure had to be an "accessory" to a residence and if there were no residence, there could be no "accessory structure." Glad to be wrong about this |
