HPM package homes - nursemahdi - 09-06-2017

Aloha everyone,

We live in Kurtistown and was wondering if you guys know how much it costs to have a contractor build and complete one of those HPM homes. The nice 700 sq ft home from HPM is only $35,000 and was wondering how much more it would be.

The easiest way to find out would be to call HPM. They sell so many of them, they should have a real good ballpark idea. Cost vary on a slab or P&P for the foundation.

About $125/sf, not including catchment, sewer and some other things like that. At least that's what I found in my research. You can google to see more but here is one:

isn't that 125 sq foot figure without the kit (contractor price labor/materials)? so don't figure in cost of kit itself. depends if you need it turn-key.. or are willing to do anything yourself.. for example paint job can be 10K or so if you are paying someone else... been too long since i did my last house but if you are paying someone else for everything it is cheaper to buy an existing house. if you can do somethings yourself, cheaper to build... my 2 cents.

The rumor around the water cooler is that the builders are all very busy right now. Lots of homes being built. You might be in for a wait. Make sure you consider 'time' in your spreadsheet, and that when competition for customers is low, prices are higher, and quality is lower as they rush to complete jobs and higher undertrained workers as they expand too quickly.

Quick and dirty estimate is three times materials. Doesn't include lot price or landscaping.

As terracore said, builders are very busy now. Don't expect to find a "dedicated" builder for your home. When you do find one, he will also be working on building other houses for other people. Look for him to get a good start on your house, but as time goes on he and his crew will begin to show up less often as they work on finishing ( and starting) other projects. Once he starts your project, you are pretty much stuck with him. You can try to get completion dates in writing, but look for these to be ignored.

The $35,000 house is what is called a "lockable shell". Look to spend well over $100,000 when all is said and done and you are ready to move in.

Wood houses can rot in Puna's climate and termites never sleep. Give Castleblock Homes a look. They are reasonably priced and don't use any wood at all. I have one and love it.
