Hey Punawebbers:
The lowlife problems in our neighborhood seem to have cleared up, but our tenant was so upset that he finally built a shack on his property up in Volcano so I'll be without a tenant fairly soon.
I'm thinking I might like a property management company to take over as it's a hassle doing all this long distance. Alternately, someone I can hire to do the interviewing occasional check ups, etc. I'm more interested in good than cheap.
Anybody know who is good? Property is up in Mountain View.

I've heard that Day-Lum is no nonsense, so you might want to try them. Best of luck keeping your rental safe.

Thanks for that, Kapoho Joe. I'll add them to the list. I had been avoiding them because I'd heard they didn't treat prospective tenants terribly well, but I'm having a hard time getting others to respond quickly so it might be worth giving them a shot.

I second Day-Lum because I know two individual property owners who used them with good results. As for the way they treat prospective tenants, consider that a sign that they will look out for your interests. Tough screening is absolutely necessary in a state and county where eviction is next to impossible and very expensive even if you somehow manage to get it done.

I agree with Chunkster and KJ. It’s nearly impossible to get rid of bad tenants. A Property Manager who knows the laws and has some “teeth” will likely work in your favor.
Day Lum was the best, no nonsense, get the job done, Property Manager HPP ever had.

I guess that makes sense, I still despise them from being a renter and how they'd treat you like ****. Several of the property management companies did for that matter. I never ended up renting from any of them because they were such jerks, and I couldn't conceive of having to deal with that person all the time.

Thanks for the replies. None of the Hilo based property management companies seemed interested in listing a nice cottage in Eden Roc. Day-Lum was the best of them with good communication and going as far as driving out the paved road (Palainui) to have a look before deciding that the gravel road was 'too rocky' and Palainui showed signs of previous flooding. City people, right? Anyway, I was impressed with my dealings although a bit anxious about the result.
Fortunately, I got a late reply from a friend who is going to help us out, which saves us from canceling a Spring Break trip and booking expensive last minute flights to Hawaii. Honestly, other than the lost money I'd have loved to come out even if it's just for a couple of weeks. Retiring next year and then waiting for the next tenants to move out so we can finally enjoy some more time at the cottage. Thanks to all for the advice.

I think that was the main reason. The whole statement was something like "long drive to the subdivision, Palainui shows signs of wear and tear and flooding and finally our street is not a paved road and very rocky". Not a direct quote - just paraphrasing. Last time I was there I didn't even feel guilty driving the 200 yards or so to the cottage on the gravel road.
I know for those of us in Puna these seem to be a bit overly cautious, but I suppose for some Hilo residents, it might seem a bit too remote and wild. I remember when we came to Hilo shortly after buying the cottage a lady at a gas station got wide eyed when we said Eden Roc and said it was very dangerous as if it were Compton or something.
