Guess I'm Gonna be Looking for a roofer >> - 1voyager1 - 04-22-2019

Had a dream last night.
A celebrity with my same last name asked me a few questions, then pronounced that I was very likely a part of a family with a $350 billion trust fund that was probably part mine.
I was not happy because that meant that people were going to be digging around into my life.
Then, I woke up feeling very relieved that it was only a dream.

While we were evacuated, M'Lady had put in for loss of use compensation.
In effect, Lloyds told us to FO&D.
I wasn't surprised, no big deal.
I expected it.

Then, we were contacted by an adjuster a couple of months ago that wanted to come out and inspect our place.
Yeah, sure why not.
She came by and I walked her around the property.
nothing more until today.

Today, the mail lady delivered a package and a certified letter.
I hate certified letters.
But, I signed for it and gave it to M'Lady to deal with.
Turns out it contained a couple of checks from LLoyds totaling to almost 1/2 of our mortgage balance.
Looks like we'll replace the roof and catchment tank, then take a trip around the world.

So, any idea as to the cost of replacing a roof on a 1500 sqft residence?
EDIT:
We do have a 16 panel solar installation on the roof.

Suggestions as to trust worthy and reliable contractors?
Same for catchment tank work.

I personally would re roof, then use the remainder to "double pay" my mortgage per month. It would be paid off in half the time.
Then use the monthly you used to have to travel all over the place.

I hate owing money, but wouldn't be in any hurry to pay off a mortgage in the rift zone. If you have a low interest rate, you would be better off having the cash and flexibility should something happen. Better yet, sell as soon as the market has forgotten the eruption.

I also would not advertise my big cash insurance payout in any way that could get back to the roofing contractor. That roof might end up costing double the estimate!

We bought because it costs less than renting an equivalent in monthly cash outflow, if handled properly, as long as the house isn't destroyed by a lava flow.
So far we've dodged that bullet.
Plus, we would not be subject to the whims of a landlord.
We intend to die here in this home.
Property values are of no interest to us.
We'll let the heirs sort that out.
Paying the mortgage off is of no interest to us.
Although, if interest rates are still low enough, we might consider refinancing to bring the monthly payments down.

We do want to keep the quality of life and esthetics afforded by our choice of a place to live for the balance of our lives.
So, future proofing our property is in our best interests.

The bank will be having some say in what and how it is done.
We will be meeting with them soon to find out what their roll will be.
That does give me some concerns about how much will be left over for our trip around the world.

EDIT:
Did I forget to add that I spent almost 20 years as contractor.
I do know how the game is played.
I will be the general for all the work to be done.

No one has any e recommendations for roofing outfits?
I am about to begin looking around for estimates.

Try Charlie Rapoza - General Contractor. He just did a friend's roof - well done and finished in 2 days. 896-5586 cell. Been in business for years.

I took a quote from Charlie, submitted it to the bank today.
The banker knows of him, said he does good work and is fast.

He has been around for a long time and BBB hasn't heard of him.
They've taken no complaints about him.

So far it looks as if he will be a good choice.
The proof is in the puddin' though.
