Build instead of pay rent - aklb43 - 05-13-2019

I'm just testing the water to see anyone would be interested in building a few small livable structures and live in one in lieu of rent. Basically, you'd turn the lot into an off-grid living situation. This would require carpentry skills and off-grid living experience. I figured this would be a good opportunity for someone displaced by the lava flow. You have the place to yourself most of the year, as I live in Alaska. Anyway, just thought I'd throw that out there to see if the right person is interested.

The county just pass a law that prohibits short term rentals outside resort zones. And those tent things wouldn’t pass any building code.

That's not exactly true Seeb. If I remember right, there is a fee for operating a short term rental if you don't live on the property. I would just lease the land to the person living on the lot if they wanted to run one. As for building codes, I doubt they pass any building codes in any of the places that they are being funded and built for the homeless population. Also, its under 600 sqft, which is the max(?) for building outside of codes.

Just as a correction... the 600 sf exemption on AG zoned land is for accessory structures. Habitation not allowed.

Interesting design. Looks like two "beams" and a hog panel. Certainly safer than a tent, as it might stop a falling tree limb from crashing through.

Thanks for the correction rob. It's been awhile since I've reviewed the updated code, but I'm pretty sure there is still allowance for small unpermitted habitable structures. I'll have to go back through and review it again.

Randomq, I think I would modify the existing design to have bit more sqft. utilzing a few more of the overhead beams, but yes, it would be safer I think.

All enforcement is "complaint-driven". You're allowed to do anything so long as nobody complains, which becomes less likely as you get further from paved roads and/or deeper into a sparsely-populated "private ag" subdivision.

Eventually the County will "catch" you with aerial photographs, but if the apparent buildings are less valuable than the vacant land, they are unlikely to bother assessing the buildings.

Never forget that enforcement is based on County's interpretation of the rules, not yours.
