Bldg quality 2 poor - Ccat - 04-22-2022 I am looking at a Hawaii county listing on a house: Bldg Quality: (2) Poor Poor! What would “poor” consist of? Untreated wood, particleboard, poor quality nails or what? Is this below the (usually terrible) material quality and structural integrity of most stuff built in Puna? Thanks, Ccat RE: Bldg quality 2 poor - dobanion - 04-22-2022 Have you pulled the house up in the county tax site? It may be related to the "grade" that the county applies to the structure(s) for tax value assessment. Side note, there's a monolithic dome in the Ranchos that got assessed as crap (like grade C or D), for no reason I can see (it's built nicely). Like $30k value on a 800 sq/ft house. Neighbor has a typical timber frame house with a pile of junk cars next to it, same sq/ft, assessed at $150k building value. RE: Bldg quality 2 poor - kalakoa - 04-22-2022 RPT said they were trying to "help" my assessment by grading my (unpermitted) building "poor" -- based on aerial photos, not an in-person inspection. I, myself, like some of them if they are gracefully shaped. Some dome structures are purely magical! But I wouldn’t expect one to have a huge valuation. Ccat RE: Bldg quality 2 poor - Durian Fiend - 04-24-2022 One would assume this grade means that the property is run down (poorly maintained) and in a relatively low rent, undesirable area.
