minimum square footage for a house - ericlp - 10-06-2007 I was wondering... How do you know what the CCR's are for each subdivision? Is there some sort of table. I found one for nanawale... I found it a bit funny that they require a home to be over 880SQFT since the lots are so tiny... As of January 1, 2000 before any new structure can be started in Nanawale subdivision, a set of building plans must be submitted to the Architectural Committee for approval that the plans are in compliance with the Covenants and Restrictions. After approval of the plans, the owner must show proof of legal building permit before starting construction. The minimum square footage for a house is 880 square feet. Rabi - 10-06-2007 The deed of your property indicates if the property is subject to CC&Rs or not. You should have received a copy of the CC&Rs when you purchased your property. If you didn't purchase one yet, your Purchase Contract should indicate that the Seller has to provide you with a copy of the CC&Rs within a certain number of days of the acceptance and you should have a certain number of days to approve/disapprove. Rabi - 10-08-2007 One of our clients just filed his plans for a house in Discovery Harbour. It was returned by the Public Works Department and he was told he had to have it approved by the DH BOD first. Interestingly, it's different for Leilani Estates. Leilani Estates requires the owner to submit the County-approved and stamped house plans before starting construction. Aloha, John S. If a mortgage is involved it is my understanding from someone else that the structure had to be in excess of 750 feet to qualify for a mortgage, and a building permit! The smallest house I've ever pulled a permit for was twelve feet by sixteen feet. That's what the owner wanted and it was perfectly fine with the Building Department. I just submiited a set to Planning on 8/27/07 and Planning said they no longer enforce Leilani's CCR's. The specific item was Leilani's height restriction. Planning rep said "as long as it meets our requirements we no longer enforce Leilani's". I then asked if Discovery Harbor's were upheld and Planning said no. This is not a friend of a friend's auntie's brother's sister in law's next door neighbor told me - I was sitting with a representative of the planning dept reviewing the requirements. Rabi - 10-09-2007 Cat, that's exactly what I said about Leilani Estates. I built seven homes there and it was the same every time, the HOA required a copy of the COH-stamped plans. Our plans for a Discovery Harbour house was returned by the COH four months ago, requiring an approval stamp from the DH HOA. These are my personal experiences. Aloha, John S.
