Kaimu neighborhood center potential - Rob Tucker - 12-19-2006

I have spoken to Wesley Matsunaga at DLNR about the new road ands sub-division infrastructure on the Red Road near Kaimu.

These lots are intended to replace lots destroyed in the Kalapana lava flow. On what basis they will be awarded I do not know.

The lots are state land and will only be leased. Wesley says that there is nothing to prevent a commercial potential there except zoning which is currently AG.

He is sending me a map of the development.

Important disclosure is that, at least for commercial/industrial/resort leases the State sets a maximum time for the lease (45 years with possible 10 year extension). At the end of that time the next lease must be awarded as a result of a public auction. Any structures on the property become the property of the State at the end of the lease period. When entering into such a lease it is important to know the State's "end game." (As the businesses in the Hilo Industrial area are now finding out).

Interesting concept "replacing" lots destroyed. If offered to the original homeowners whose lots were lost this makes Hawaii a very decent state for its residents, almost like insurance. If the properties are being offered to the general public I don't get why they are doing this. My Ready map shows a Kaimu-Makena Houselots area makai of the Painted Church and north of 137. Is this where the development is occurring?
