On a permitted tool or storage shed does anyone know what is the biggest size you can legally built. thank you for the great information.

Aloha Naomi, as long as you stay within setback limits and there are no subdivision covenants against it, you can have a very large structure. When I was looking to buy a house I saw one here in leilani that had a separate garage storage building behind it that was 60'X30'. There are some greenhouses/shadehouses here that max the lot; 60'X 300'+ structure on a lot 100'x 435'.

So, you could build a garage to code. then live in it until the house is ready for final inspection. then open a permit on the garage and be ok with the building inspectors. that would save lots of money on rent. thank you! Smile)

Don't get me wrong Naomi, It would be a better idea to get any structure permitted before beginning construction, and recently this has become easier (faster) due to the increase in planning dept. employees and a change of attitude and rules by the county.

Aloha Naomi,

What some folks do is get a legal permit for an "efficiency" dwelling (i.e. a garage with a kitchen and bathroom) and live in there while they build their new house. To get a permit for the new house after your efficience dwelling is built, get a "change in use" permit for the "efficiency dwelling" i.e. no more kitchen in the garage, but the bathroom can stay, and then you will have the permit for your residence.

Having a non-permitted structure on your property (the garage) would cause complications in getting a final on your house permit. It would NOT be okay with the inspectors and would require a different permitting process for the garage permit since it would require a permit for an "as-built" structure.

(At least, that has been the case on other properties, I don't know precisely how it would go with yours.)

A hui hou,
Cathy

Don't kiss too fast! You get a permit for the "garage" with a kitchen and you will not get a new permit for your "real" house with another kitchen! Build a "kitchenette" (single sink, fridge, hot plate and microwave) instead.

I should have been more clear when I described my friends temporary cabin. he didn't attempt to put in a kitchen or bath, just had his fridge inside and cooked outside on the porch on a BBQ with a gas hotplate on the side and had a temp. sink and counter up on 2X4's. Had a portable propane camping shower outside and a privy. the privy and sink were torn down before inspection.

You can also add onto your garage efficiency unit if you are building in town. Many homes have a studio added to the other side of a carport from the main house (the previous owner of our house had one added in 2000). This can also be done in reverse, an efficiency can be changed into a studio by removing the kitchen. There are still permitted ohana units, but the county is very persnickity on the kitchen counts (also ceiling height if you are enclosing below). Aloha, Carey
