Driveway in building plans? - robguz - 10-23-2007
Anyone aware of this? I had my rep submit my plans today and they would not accept them because they do not have a driveway indicated on the plans. I was also told previously that if it is a county road, as it is in Seaview, that they require a cement driveway from the road to my lot, although not far, it would be several thousand $. Apparently because they are concerned about flooding and drainage on the street which in Seaview is probably impossible with all a'a on my street. Among other surprises were that the area underneath my house (10' up with nothing underneath) they need a floor plan and indication of use. We will change them of course, but ugh! I guess welcome to the building process for me!

If your property is accessed from a County Road you need an engineered driveway and you need to submit it to the County beforehand. It costs $25.00.

Is this new? Everyone I've talked to who has built in Seaview recently and a cement guy who does a lot of work there said they've never heard of such a thing.

No, this is not new, but most people don't even know about it. If your property is accessed from a county road you need to get an approved and engineered driveway, regardless of what part of the island you are at. It's actually a fairly easy process, the COH will give you the guidelines, you just have to file for the permit. $25.00.

Thanks for your responses John. Does an engineered driveway mean it has to be cement with drainage? That's where the expense would come in. People I know have had their homes finalled without ever including driveways on their plans let alone having cement work for them. I will pass on your info to the guy who's doing this all for me.

We didn't have to do this and we are in Seaview
and building our second second house now. Both accessed by a county road. We were not required
to get a driveway permit.
As for the plans our plans also 10' up just had to be designate open storage. With board. across the driveway areas to prevent parking.

It really is not a big deal, the papers you get from the County are very detailed. Just follow the instructions. The drawing shows the exact angle for the driveway.) I am surprised Wyatt "slipped by" with his house in Kalapana Seaview, the COH enforce this very much on the West side. (Aren't the roads in Seaview private?)

The roads in Kalapana Seaview Estates are county. I spoke with the building dept this morning. The gal ther told me that all plans are stamped with a Dept of Public Works engineering stamp that says driveway required. But that the driveway may not have to be cement and that DOPW Engineering Dept could answer that question. I looked at both my plans and they do have stamps and my plot plans show a driveway. The first house plan say gravel driveway on it. That is what we did, but it is on the opposite side of the plot plan. There has been several new construction sites here with no cement driveways.

I was just thinking that Scott! Ha ha ...
Okay so what I have seen is when you are running your bldg permit app the engineering dept gives you the paperwork for your "driveway permit app" - on the East side the requirement or even applying for the permit does not seem to be enforced. That doesnt mean they wont start enforcing it in the middle of your project
What some have done is just do a "driveway apron" (in fact as John Rabi can attest to - Leilani requires a driveway apron). What surprised me is that your draftsperson didnt put a driveway in on your plans. The other place it will stop your plans at is the planning dept as that is how your address is assigned especially if you have a corner lot.
Please also remember that if changes are made on the plan the architect has to intial them (adding the driveway) so when you go back to Bldg, they dont make you get that (and especially if R Smelker is the arch have to wait till a Friday to get it) to resubmit places.
And just be glad it isnt a state hwy! Those are a nightmare.
