Owner Builder Question from Newbie - WASailorGirl - 02-18-2008 Hi All, Have enjoyed reading all the information you all graciously share. My fiance and I hope to be building north of Hilo sometime this summer. We have never built our own home before, but have been homeowners multiple times and have experience remodeling. My question is, when hiring a licensed electrician as an owner/builder, does that electrician have to be licensed in Hawaii? My fiance's brother is a licensed electrician here in Washington, and is interested in taking a long Hawaii vacation and helping us with the electrical work. Is that a problem? (I know it wouldn't be for him. [] ) Also, I'd love to hear from other owner/builders about their experiences. I did read the moon over hawaii blog which was very insightful. Thanks in advance! RE: Owner Builder Question from Newbie - Kapohocat - 02-19-2008 Needs to be a electrical contractor licensed in the state of Hawaii. Hawaii does not have reciprocal agreements regarding construction trades with other states. You might find some of my posts,Ninole Progress, of interest. It has links to pics, that need updating. Might be possible for fiance's brother to do the actual work under the guidance of a Hawaii licensed electrician. David Ninole Resident RE: Owner Builder Question from Newbie - WASailorGirl - 02-19-2008 Thank you Catherine and David. David, we are actually hoping to build in Ninole. We might be neighbors! We have our eye on a piece of property that we saw in December. We haven't purchased it yet, but are hoping it's still available when our home sells here. I keep checking almost daily and do a little dance when I see it's still availble. [] If we happen to not get that particular property, [] we are still wanting to build somewhere between Honomu and Laupahoehoe. I'd love to see your photos. I'll do a search. RE: Owner Builder Question from Newbie - John S. Rabi - 02-19-2008 You could tie up the dream property of yours with an offer subject to you selling your house. Talk to your real estate agent how to write up an offer like that. If you agree on the price they probably would insist on putting a 72 hour kick-out clause in the contract but at least you would be in first position. Aloha, John S. RE: Owner Builder Question from Newbie - WASailorGirl - 02-21-2008 Hi John, I'm a Realtor here in Washington so I know about contingent offers. We aren't putting our home on the market here until mid April, and our Realtor is reluctant to write a contingent offer, as are we, when we aren't close to market yet. In Washington when you write a contingent offer, you must put your home on the market within 5 days if it isn't listed already. I don't know if Hawaii is the same, but we are willing to wait. We feel if the property was meant to be ours, it will be available when we are. If not, it wasn't the property for us. [] RE: Owner Builder Question from Newbie - John S. Rabi - 02-21-2008 You are a real estate agent and you have a real estate agent?! Gosh, you are smarter than 99% of the real estate agent putting their homes on the market! Aloha, John S. RE: Owner Builder Question from Newbie - WASailorGirl - 02-23-2008 Hi John, We have an agent for Hawaii, not for Washington. Although I am considering co-listing with someone here. I succesfully listed and sold my home in Arizona, but it is a little "dicey." Back to the home remodeling projects . . . gotta get "top dollar" to afford our home in Paradise. [] RE: Owner Builder Question from Newbie - David M - 02-23-2008 Just curious, but what property you looking at? David Ninole Resident RE: Owner Builder Question from Newbie - WASailorGirl - 02-23-2008 MLS#205066. 1.98 acres, 350 ft. elevation, about 5 minutes from the park with the long "W" name. By-the-way . . . are you having any VOG problems in Ninole? |
