Want a Pole House! - Mark - 02-24-2008

Hey Everyone,
I am wanting to build a pole house, about 1500 sq ft, in HPP. I am unsure about per foot building costs, having heard everything from $100 to $300 per sq ft. I have my own design, and plans and want to use #1 grade lumber, but I am not sure what to expect to pay. Any thoughts???

This guy has been building pole houses in Hawaii for many years, and sells plans as well. He answered all my questions by email, although it took awhile. He can hook you up with builders here and materials too. www.polehouses.com/

Thanks everyone. Interestingly, Carol, I communicated for quite awhile with Tim from Polehouses.com and had arranged to meet him on the Big Island to have a tour of some of their projects here. After all our communications he was a no-show and then stopped replying to my email. Never figured out why, as all our communications had been positive and we were really interested in his Loggerhead model. Since that happened, we worked to develop our own design. As for the Rushin Poles...LOL and thanks, I needed that!

Mark, how do you prevent termites from devouring your home if you go this route? Just curious. I have heard that none of the approved wood treatments are very effective against termites.

Hi HPP4Me,
As I understand it, this is no different than post and pier in that there is a concrete footing between the pole and the earth, pole being bolted to the concrete, not buried. Wood treatments are used (and I think there are even "green" treatments now available!). I also understand the the builder often puts a metal barrier at the base of the pole. I have a concern about those darned bugs, as well, but I feel that as long as the pole itself isn't buried in the earth I should be OK. I imagine it would be quite a project to have to replace a pole when it is so important to the structure.

Good luck with the project. By the way, I also had a problem with communicating with this company many months ago. They don't seem to respond to emails or phone calls. We're going a different direction now, so it really does not affect us. Even so, it bothered me at the time.

Just out of curiosity, does anyone know what the costs are to build a Polehouse? The same as standard construction? more? less?
