Kailua-Kona - hpp4me - 04-04-2009 I'm not sure if we are allowed to ask about Kailua-Kona on a Puna website, but I've been following the fall in prices over there and am wondering what the projections are for home values in that area. At the beginning of this economic crisis, we heard that Kailua-Kona, being the resort area of the island, would stay strong. That seems not to be happening. Only a Cali can appreciate Kona, as they like to see what they breathe. RE: Kailua-Kona - jdirgo - 04-04-2009 From what I've seen, the vog is a factor as is the relatively higher prices. After all, when the average price is over $600K in Kona versus about 300K here on this side, there is defintitely more available buyers. Then again, if money were not the main consideration, this would be the time to shop in Kona. Thanks for that reminder. With the current housing crunch, parts of the B.I. that we did not consider previously have now become affordable. Puna is still very attractive on many fronts, but we're actually exploring prospects that were not available to us in recent years. John, are there any credible projections on when the bottom will be hit and prices will begin to rise? You won't find this aloha on the Konaweb site when discussing the east side!! LOL. My opinion you will get more sun on the Kona side , less rain also but way way more vog. Although Kilauea is the main headliner volcano of recent note, this is the 25th anniversary of the last Mauna Loa flow. The gradual decent on the east side slows a flow... flows down the active west rifts of Hualalai and Mauna Loa have been very fast, from 2-16 hours from ridge top to ocean.... and there have been a number of these flows in the last 200 years.... The county meetings are to get residents to start thinking about what a quick flow will mean for evacuation & life.... so if you are thinking, gee, the west side is better in case of a volcano eruption... not so much, according to the CD guys... |
