I still have the original Riviera plans from the early '90s. There have been several other plans for the property since then, none materialized. I would be surprised if this one would either. There is just too much opposition to development down there.

there should be opposition to a project of this nature.
I think a resort is not out of the question but an air strip and an undisclosed number of hotels, a golf course where there is no water,
and no place for the Honu to breed, no local access to the water etc....I think not. The area needs development, and maybe could take more than one hotel but scale is important to consider for both economic and community viability. All of our Islands suffer from model of large scale development, time for new thinking from investor groups thinking about Hawaii.

Can you post or share those old plans? Its hard to picture it down there.

Its very strange living here and thinking that if the old resort would have happened there would be a Gucci store just a mile or too from Ocean View town center. I could really give a crap about a Gucci but to think of anything like it anywhere near Ocean View is just weird. I would think at this point Hawaii would be hard up for cash and speed something like this through. Also Ocean View has changed since the last attempt. We have different people here now and many want growth. I have only been here for 3 years and rember the place was dead when we moved here. Now with lots of building going on the place is really growing.

That property down there has been upto something with it switching hands three times in the last few years. I feel that something is up.

I believe the negative pressure comes from the Hawaiian community at Milolii on the coast, as they would be the most affected. This area doesn't need a Hotel.

I can't post files on the forum but if you come to Kona give me a call and you can review the plans at my office. It was huge and included a marina, and could have provided lots of employment opportunity there.

Right build it and they will come and all of the "overflow" business from Sea View at the Black Sand Beach will have a place to go Smile
Land speculators earn their money by talking up their property and selling it to the next person with too much cash to burn. Smile
If the opposition doesn't kill it the feasibility & business plan will.

I disagree with you. If they make it truly unique and luxury it will do well. Just look at the Four Seasons Hualalai and the Kona Village Resort, they both are booked rock solid.

How about 5-10 years down the line[?]
How about the construction and service jobs[?]
How about the infrastructure the developer will have to put in for the right to build[?]
