"alternative" housing - rick j - 07-19-2006

Aloha, I was wondering if anyone had input about Yurts in hawaii. I have seen many used for vacation rentals & have e-mailed a vet on the island that lives in one, he said his is getting a little weather worn after 8 years. He said it is hard to furnish (round walls) There is a residence for sale in Kalapana Seaview Estates. Has anyone seen or have any input about this property. My wife & I are considering looking at it for a "transition home" while we live part time between the mainland & the BI. We will be on the BI 9-4 thru 9-10 scouting out homes. Should we give this one a look?

Rick, if you click the search engine at the top of the page and just keyword search for yurt you may find some interesting stuff there...I saw those two different properties in Kalapana Seaview...anyone in that area familiar with them? They are listings numbered 172003 and 176511. If you check out http://www.hiinfo.com and put those MLS nos. in they will come up for ya. That's a large lot there 15,000 sq.ft. for Kalapana isn't it John Dirgo?

Do you know anything about yurts, John?

Carolann, I did not see the 2nd one mls#172003 But for the money the mls#176511 looks like a better "deal". More sq. ft. & larger lot. Do you know if horses are allowed in Seaview Estates?

I don't know if horses okay...but if you click on the "Building in Puna" forum you can see Wyatt's progression with his newly built home there...he may know the answer to that...he's a great guy and I'm sure he wouldn't mind an email from you!

Regarding the Hawaii Info Svc. If you don't fill anything in but residential in the upper box and then down on the bottom where it says keyword search - put "yurt" it brings up just those two properties...I just did it and I checked the MLS number...it was correct, so I'm not sure what's up there...

The 176511 listing is one that I'm VERY familiar with -- I've probably been there a dozen times because I know the owners. Beautiful place on 2 separate lots (that's why its bigger than most).

The problem with the yurts is that we cannot find a lender that will make a loan for them, because of how unconventional they are.

I imagine getting insurance on them would be impossible there too, as it looks like a fire and theft loss hazard. What would you do Rick, when you weren't there in it, rent it out? If not, you never know, it could just get occupied all on its own. Smile) I have heard of that happening where folks camp out on vacant lots in certain places that are more remote. I would think with the tropical sun on the material, especially the top, that it would degrade faster than other places. It is like that here in Tx. I got a nice canopy for a gazebo for my patio last year, took it down by summers end, put it up this year and it didn't last the first week out again and it shredded. Hawaii's sun is more intense.
Here our trash can lids all disentigrate after a few years of sitting in the sun.
That is my two cents worth, for whatever value that is.

If the outer walls of the yurt were made of canvas, and if the sun didn't disintegrate it, as Lucy notes, then the mold and mildew probably will. I'd guess that any flexible outer wall would need too much upkeep.
