If you build a house yourself - laniA - 08-20-2010

would you get a big property tax discount?
Got a buddy of mine yesterday visiting.I don't know if it was Steinlager
talking or what but he said that he was paying only $100 property tax because he built the house himself. He has a small 1-bedroom .But he is not a senior or disabled.
May be it's true but it was like 20 years ago.
Do they still give that discount to folks who build themselves?

Current tax rates:

And there is a homeowner's exemption for living in your residence.

I'm guessing a contractor would not take on a job without the proper permits. Bu building it yourself it is possible to get a house without paying any more property tax than for the land itself because the county doesn't know about the house, "because" he built it himself.

My bad, I thought we were talking about a legally permitted house.

OK,here's the truth (before Steinlager). His house price on papers is about the same as the discount he gets as home owner.About the builder staff,he said I made it up.PICKLED,that's it!!!!!!

The amount of tax is based on the value of the house and then they deduct various amounts from that for various reasons such as home-owner status, age or dedications of some sort. Frequently, home-owner built houses are of less value than contractor built houses because of size or complexity. So, yes, frequently owner-builder houses do pay less taxes but it's because of the house itself, not because of who built it. Also, the tax office pays no attention to whether a building has a permit or not. They assess a value on the building and tax you for it whether it's permitted or not. They also do not seem to share their database of un-permitted structures with the Building Department.

I thought they used the square footage of the house to determine the tax. The bigger it is the higher the tax. I just paid my property tax and it was only $140 for six months for a 1056 sq ft house. This is with the exemption.

How do they know about the unpermitted houses? Census ?
