Someone stop me - Guest - 07-23-2010
Aloha everyone -
My wife and are are thinking about buying a second home in Kapoho. Although I lived for a short while in Kalapana about thirty years ago, I don't know that much about life in the Kapoho area. We do like it there, especially after 4 weeks of cold and rain during a Volcano winter.
So if anybody has pros or cons, we would very much appreciate any input from experts.

If money and the daily commute to work were not an issue it is were I would live. We spent our first 4 months on island living there and loved it, it might be my favorite place in the world.

Aloha friends,
I totally agree with the sentiments of the others. My wife and I are building in Kapoho, specifically Vacationland, and consider the area a hidden gem of the east side. We have county water, only a small road maintenance assessment, a neighbor that is a full time neighborhood security watchman at no cost, and beautiful tide pools with plenty of parking for the locals and visitors. Where are you looking?

]Kapoho is amazing! If not for the price on houses in Vacationland and zone 1 high premiums we would never buy elsewhere on BI.

closer to the flats/water, hotter and dryer. Mosquitos not too bad, coquis pretty loud. If you can afford Beach Lots you get 'gated community'. Farm Lots larger acreage, mixed residential/business enterprises. Vacationland teeny (8k sf) lots for the most part, houses cheek by jowl, lots of tourists b/c many houses are rented to 'vacationers', and tidepools often jammed, esp. on weekends. I wouldn't call it 'plenty' of parking. Best snorkeling on the East side, hands down.

Forgot to mention the thermal heated pool and park right down the red road, green lake (private, but $5 a person usually gets you in), Hale surf/beach park, scenic drive along coast to Kalapana...these are a few more nice things about Kapoho.
Cons are distance to town... about ten miles to Pahoa, no traffic just a few hitchhikers, much longer trip to Hilo with lots of traffic at certain times of the day.
One more pro if you don't like your small house in Vacationland you can rent it to all those tourists...LOL

Thanks for the responses. We're looking at a house in Vacationland. The idea of a smaller lot is kind of appealing for a second house. Ten miles to a real town feels kind of close to us. We would be renting to tourists part time to help pay the bills.
The lure of being able to walk to the tide pools may be too strong to keep us out. If anyone knows of any deals in a better area, I'd love to hear about them.

Mauka, the house next to mine on Walea St. is up for a short sale. Not sure of the address, but I know it is probably cheaper than the house I'm building. I also think you can sneak a peak of the water if your on the back porch and look at the right angle or in the upstairs master bedroom. Not sure of the present condition and I know previous owner had cats, my Realtor said it has a cat smell in it, but that might get the price even cheaper.
