Buying in Kona - hpp4me - 12-31-2010
I know several of you have homes in the Kailua-Kona area. If anyone is aware of links that describe the various neighborhoods over there, please post. Or if you have a personal favorite neighborhood in K-K, please share!
As I noted on another thread, declining prices have led us to consider purchasing on the other side of the island. Having a list of the most desirable neighborhoods would help us to determine prices in such places and assess this option.

if it was in my budget, Puako would be the only place Kona-side I would buy.

Kapohocat, the least expensive property in Puako is $925,000 so that neighborhood is definitely off the list!

Don't forget the VOG. Kona side has VOG almost every day now, and will until either the trade winds or the volcano stop. I have friends who have lived there since Kailua Village had only one stop light and they can't wait to retire so they can move to this side. If you have any issues with asthma or other breathing problems I wouldn't live there at any elevation above 500 feet.
What makes a neighborhood desirable varies from person to person too. Retirees, young 20 somethings, and young families all want different things from their neighborhood, so what makes it desirable would be different for each group. Spend some time over there and check out the feel of any neighborhood you are serious about at different times of day.

vog is a big factor in Kona, and why I couldn't consider living there.
btw, Puako is hardly immune from vog. The only place on the west side that rarely gets vog is windward North Kohala.
