Aloha, Mike,
Most of the three acre lots in Orchidland are "spaghetti lots," i.e. long and thin. I believe there are some two acre square lots and maybe a few three acre squares, as well, but they are not too numerous and usually fetch a higher price than spaghettis.

Some people build their homes in Orchidland with a deep setback to avoid being right next to the neighbors' house. This increases the cost somewhat since you have to pay for extra utility poles when doing this.

I am sure our resident forum realtors can give you a better idea about the lot prices and availabity.

Cheers,
Jerry

There are some more squarish 2 acre lots in Orchidland, but the 3 acre lots are pretty much all spaghetti. There's a few exceptions (near Aulii, for example) but at any given time, there's only a few of those on the market.

Feel free to give me a call.
