This efficiency cottage is in the heart of Pahoa Village and is walking distance from the health food store, restaurants, banks,, market and public pool. It is a 330 square foot residence perfect for one person, elder or visitor. The cottage consists of a screened porch, sitting/sleeping room, toilet, shower, full kitchen with built in dining nook. Quiet neighborhood. No pets allowed. No Smoking.
The $550 rental includes electricity, water and cable t.v. for a one person occupancy. Security deposit of $500. Propane for the stove is not included.

You can get in trouble for the "single" word in the ad, it's discriminatory for rental ads by both Hawaii and federal laws.

To be exact, since 1968 on the federal level, and the law in Hawaii is even more comprehensive.

Then you cant use "double occupancy" either?
My take on it is I think the law specifies and refers to "a single person" as in not married or "unmarried person only" would not be lawful. "Single" referring to 1 person when followed by the word "occupancy" I believe is correct.
Singles or doubles does not imply married in tennis.
Single scoop or double scoop does not imply married scoops in ice cream.
I think Rob's ad could stand as "single occupancy".

Anyone wanting to know more should read the "1968 Federal Fair Housing Law" and its "1988 Amendments" for the federal part and the "HRS Chapter 515" for the additional restrictions in Hawaii.
