I lived in an old single wall for a couple years. One fact that startled me.... acoustically it was like living in a paper bag. No sound attenuation at all. Every car, every horn, every coqui, every airplane going by was like living in a tent.
Assume the best and ask questions.

Definitely on the outside as much as possible.

I recommend sealing your wood with Cetol Sikkens, my interior is gorgeous.
