Aloha, It looks like Universal Property is considering exceptions to their Pahoa moratorium for most owner occupied homes makai of Maikoiko St. There will be some acceptable above Maikoiko to about Kaku St but that is mostly on the Hawaii Shores side. The Nanawale subdivision should be OK. I still don't have a market for tenant occupied homes in Hawaiian Shores/Beaches but that is in the works.
