Moving to Orchid land

Welcome!- we are land neighbors. I own a lot up there, but live in Hilo. Are you near Pohaku and is your lot square or spagetti? My SSPP was paid, but I think it was around 3k. I have State Farm from a HIlo office and have been happy to keep them. I think the cost is pretty low actually. When will you actually be "on-island". You have to supervise everything here. You have to watch everything -or pay an arm and a leg to get anything done. And paying more is also not a guarantee that anything will be done correctly either. Just to give you and example of what I am talking about...
Garage door. Ordered in Sept from HD. October-got someone to do framing for door. HD came and inspected the framing and it was not acceptable. Nov- Framing fixed. Dec- realization occurs that ceiling outlet will have to be installed for opener. Outlet installed. Jan- Door arrives and is delivered. Framing is still unacceptable. Framers leave their beach celebration to come and add another piece of wood. Beers passed out at this point when they arrive- since they have now become friends (I have seen them so much). Framing is now fixed! Yessiree Bob! I'm getting my garage door finally!

NOT! Door is unwrapped, and it is the wrong color. Installers take my door back to the HD and the correct color door is ordered. It will take another 3 months for it to arrive...

Just multiply this experience times a hundred and that is probably what it's like to build a house here. Just don't expect the process to go smoothly.

You guys are amazing, thank you all so much.
I'm so happy I happened on this site.
We will hopefully be there by July, after we sell our house !
We are both Nurses and hope to have jobs around that time.
We are planning to be there to supervise and my husband will be the builder/ contractor , hopefully we will live through it !

And , yes we will look into buying adjacent lots and plan to go with solar. Although, we are not planning to sell., ever ....

If your husband is going to be the contractor just be aware that owner builders have limitations on their house for the first year after the final is approved in that you can't sell or rent for the period of one year thanks to lobbying from the contractors mafia in the state. Also be aware that to be approved by the county, electrical and plumbing must be signed off by state licenced plumbing contractors for similar reasons.
