Just wondering how real estate is selling

I was chatting with a friend realtor lately about our property in south Puna and he said that real estate was moving really well lately with 'tons of properties in escrow'. Just wondering if that's just realtor talk or if things have actually picked up from a year ago? Seems to me that average prices on the websites are similar if not down a bit.

Here is some actual data compiled by Kevin Lewis, a local agent.
"For the Big Island Hawaii real estate sales statistics, in November 2015 our MLS is currently reporting: 129 house sales (vs 144 last year), S Hilo had 15 sales (vs 25 last year) and Puna had 50 sales (vs 25 last year). Median Sale Price was $328,500 for the Big Island (vs $350,000 last year), S Hilo was $370,000 (vs $345,000 last year) and Puna was $198,000 (vs $179,400 last year.) There were 104 land sales (vs 86 last year) and 39 condo sales (vs 37 last year)."

We sold some property for more than it was worth but we had a motivated buyer.

I noticed that because of last year's lava threat a lot of properties that were in the path or could have been cut off got sold below value and properties in LZ 3 had an uptick in sales. Those properties that would have required a bank loan couldn't be financed during the insurance moratorium, so the increased sales this year could be the result of all these things.

Puna is the most affordable residential area in Hawaii. The affordability comes with a lot of trade offs. This was also in the paper, Puna has the second highest number of locals buying houses.
