It's been awhile since I looked, but I seem to recall most of the condos being leaseholds and having very high HOAs, and being kind of dumpy. You might be happier renting. We've used John Erikson at RE-Max, but I always recommend getting a realtor who lives in the area you are searching and he lived in Puna.

We worked with Howard Meguro @ Coldwell Banker. He just helped us by our house in Kapoho but he is actually based in Hilo and was great to work with!

If the real estate agent initials are A C, look elsewhere. Many things she did not tell us about our house and it's surroundings before she closed the sell. Money over customer's needs.

We worked with Howard, too. He's a very nice guy who went out of his way for us.

The Clark Realty website "advance search" allows you to specify "fee simple" or "leasehold" or both when searching. It is the only website that consistently lists the monthly condo fees which are sometimes as high as 1% of the condo value per year. Be aware that elevators seem to be very expensive.
At each property listing, by clicking on the tax key number, then scrolling, you can see the previous selling price of the property.
Hilo town is in the South Hilo district.
