I would love input for whether or not to rip my acre in HPP (located in lower half, closer to ocean). I want to preserve many ohias on it, and will leave a 15 ft full perimeter regardless, but also want to grow as many fruit trees as possible, and not compromise growth/production. The lot is not very overgrown - many shorter shrubs and not too many tall trees.
Is there a chance the lot has already been ripped at some point in the past? Has anyone had equivalent success not ripping and just planting on soil mounds?
I can send drone footage to anyone who might be able to assess the land better with it.
Also, if anyone has referrals for affordable bulldozers, hand-clearers, or where to purchase soil/fruit trees, I would much appreciate contact info!

for fruit trees, plant it hawaii has their big sale twice a year, and it is coming up first weekend in november.. this is where most of the nurseries get their fruit trees anyway, and you can pick from their stock.

Has it been ripped before? I would expect it to be fairly levelish and walkable/driveable discounting the growth if it had been ripped previously.
If you want to service fruit trees you will want to be able to drive through the property.
I recommend Bob Hill. 938-7328 Bob had a variety of dozers from large to small. If you have been ripped before a smaller dozer can grub (clear brush) rather carefully and for a lower per hour charge.
Assume the best and ask questions.

Do you also plan to build a house on the property?
If you do, you'll probably need to bulldoze the house site and septic field, so you may wish to also clear some selected areas for fruit trees, and leave some parts of your property wild.

Thank you all! As far as I know, it hasn't been ripped before, but I'm hoping an expert can tell me for sure when he views it next week. It does seem quite level though, so maybe.
I will have a tiny house built on the property, but no septic since I will only be producing grey water. For the house site & small driveway, is ripping & grading necessary? Or if the land is relatively flat is there no need?

HPP is getting a little crowded to expect a house to go unpermited forever

Ripping also creates drainage. A driveway which becomes a pond when it rains is no fun.
Unpermitted is really a matter of appearances vs how much your neighbors care. HPP lots are small enough that it's hard to hide, so make it pretty enough that nobody complains; if someone is pulling the permit history then you have other problems.
Don't worry, County will "discover" your building anyway, assign a valuation, and send you a property tax bill -- but any actual "enforcement" is still complaint-driven.
Front/rear setbacks are 25 feet, sides 15.

Thanks guys - the tiny house is going to be quite pretty, though also situated near the back of the lot. I've read that the County can make assumptions that drive up assigned property tax if they can't fully see your building from the road, so I may have to invite one in haha.
Thanks Chas for the input - I do err on the side of leaving as much natural beauty in tact as I can while only making changes necessary for functionality. If I can get away with zero ripping due to decent drainage on the property as it is, that would be amazing.

And pray tell, where will that "grey water" go?
Will you be connected to electric grid?
