Home Prices, Construction in Puna
#11
"Hawaii has the third-highest tax burden" The GET tax certainly adds to the overall burden but I was just talking about property taxes since this thread is about homes.
Certainty will be the death of us.

Fair point.

It's true that I pay less property tax here than anywhere else I've lived.

It's also true that I receive fewer services here than anywhere else I've ever lived.

Neither of these is the price of my home.

limiting owner occupied homes to a 3% per annum increase in assessed value.

That’s true.
Owner occupied homeowners may contribute no more than 3% more, thankfully.
Other homeowners, 2nd homes, rental properties, will pay the increase in the new assessment.
New construction will be taxed on the full valuation.

It would be interesting to see what that increase averages out to be.

With a larger population there will of course be a need for some additional services.
Like 3 or 4 more guys sitting on the Highway 130 orange cone truck before & after morning rush hour.  Or extra  sign holders another 1/2 mile down the road when they’re mowing the median strip on Highway 11.
