Development Opportunity

We have a development opportunity for sale in central HPP. In the past twenty-two years we assembled five one-acre lots with the goal of creating a "mimi-sustainable community". Not a commune, just an alternative "development" featuring the best sustainable architecture and retaining the natural landscaping of the lots.

Three remaining unbuilt lots are for sale. One is ready-to-go for someone with vision and accounting skills who wants to be their own "sustainable developer". It is across the road from two completed homes by me valued at $325k and $395k and a larger five-acre estate of neighbor. The asking price is $56k, but before you think "not the cheapest dirt in HPP" look at what is included in this package.

One acre ripped and level lot that was formerly a guava farm, the only non-natural lot of our five. It was the most expensive lot we purchased and have about $65k invested in it.
Add to that the included prefab recycled steel structures which originally cost another $60k. These three tons of structural and ornamental steel provide the wind and seismic resistance for the modular and "phase-able" 2,436 sf pavilion-styled hybrid (two air b&b opportunities) residence.

Plans by an award-winning architect worth $15k are included. Customization consulting is included, another $3k. And a County building permit. You can start this project tomorrow.

Want to do as much as possible yourself? My plans allow for that if you are reasonably skilled. Want to begin with a container for storage and "grow" that with a bamboo structure into an elegant and functional entry? This is the project.
