After ripping and rolling costs, you may want to consider cinder costs to get it mower friendly. Figure around 16-17 truck loads (32 yards per load) of cinder per acre for 4" thickness of 1.5" minus. That will add another $6,200 per acre plus backhoe time to grade and compact it, if you want it a+ shape.
Rip and roll + Cinder, grade and compact is around $15k per acre done right for easy mowing maintenance.
We keep mowed near 3 acres ourselves. Grass for us just planted itself.
